Property is usually the biggest purchase a family makes, which is exactly why fraudsters target it. Fake sellers, forged papers, duplicate sales and "too good to be true" rental offers all cost buyers and tenants a great deal every year. The good news is that most scams share the same warning signs. If you know what to look for and slow down before paying, you can avoid the majority of them.

10 Warning Signs to Watch For

1. The price is far below the market. If a similar property in the same area is clearly more expensive, ask yourself why this one is so cheap. Genuine sellers rarely sell far below market value without a reason you can verify.

2. You are pressured to pay immediately. Lines such as "another buyer is coming today" or "pay the advance now or lose it" are classic tactics. A real deal can wait a few days while you check the documents.

3. The seller will not meet in person or show original documents. Be careful when everything happens through a middleman, a messaging app or photocopies. Insist on meeting the owner and seeing the original ownership papers.

4. The seller's name does not match the documents. The person you are dealing with should be the registered owner, or hold a proper, verified legal authority to sell on the owner's behalf. If someone claims to be selling for a relative abroad, have a lawyer check the authority documents carefully.

5. Documents look incomplete or inconsistent. Missing pages, mismatched names or plot numbers, unclear stamps and poor-quality copies are all reasons to stop and ask questions.

6. The property or scheme has no clear approval. Before buying in a new project or building, check whether the project and its layout are approved by the relevant authority (for buildings in Sindh, for example, the building control authority). Ask for the approval details and confirm them independently.

7. You are asked for large cash payments. Cash leaves no trail. Prefer bank transfers or pay orders in the seller's name, and get a written receipt for every payment.

8. The same property is being offered by several people. If you see the same flat or plot advertised by different agents at different prices, or the owner seems unsure who else is selling it, investigate before going further.

9. The agent avoids questions. A trustworthy agent is comfortable with you consulting a lawyer, visiting the site more than once and verifying details. Someone who becomes defensive when you ask for proof deserves extra caution.

10. Rental scams: the "owner" asks for a deposit before you see the home. Never pay a deposit or advance rent for a property you have not visited. Confirm that the person showing the property is the owner or an authorised agent.

Checks to Complete Before You Pay

  • Visit the property yourself, ideally more than once and at different times of day.
  • Verify ownership through the official records and the original documents, not only the copies you were shown.
  • Check for dues and disputes. Ask for proof that utility bills, society charges and taxes are cleared, and confirm there is no pending case or loan against the property.
  • Speak to neighbours or the building management. They often know who really lives in or owns a property.
  • Use a lawyer to review the sale agreement and transfer documents before you hand over significant money.
  • Put everything in writing, including the price, the payment schedule, the handover date and what happens if either side backs out.

Act quickly. Stop any further payments, keep every message, receipt and document, and speak to a lawyer. Report the matter to the police or the relevant authority as soon as possible, because early reports give investigators more to work with.
